Local end-user demand supported Dubai’s ready-home market in Q3 2026 as regional uncertainty weighed on wider sales activity. Ready-home transactions increased 11% quarter on quarter to 9,765 in Q3 2026, while overall sales activity moderated, while average prices per square foot rose 18% to AED 1,914. Across the residential market, transaction volume declined 4% to 34,626 and sales value fell 17% to AED 73.67 billion. Off-plan pricing softened, rental registrations increased as median rents per square foot eased, and approximately 61% of planned residential supply remained scheduled for 2027 and 2028.
