Dubai Peninsula is a 210-acre ultra-luxury waterfront masterplan on the Jumeirah 2 coastline, developed by H&H Development. Unveiled in late 2025, it is positioned as the next defining luxury address in Jumeirah. Directly adjacent to the Four Seasons Resort Dubai at Jumeirah Beach, Jumeirah Bay Island and the Dubai Water Canal.
The development's significance lies in what it brings to Dubai for the first time: both Aman and Rosewood, two of the world's most coveted hospitality brands are making their Dubai debut exclusively within Dubai Peninsula. Neither brand operates elsewhere in the emirate, and both are known for exceptional restraint in choosing where they open.
The masterplan is curated around a central parkland, a walkable, shaded green oasis threaded through the peninsula. Flanked on one end by Aman's beachfront hotel and residences and on the other by Rosewood's hotel & residences and private garden villas. A superyacht marina forms the waterfront social spine, lined with landscaped promenades, ateliers, fashion boutiques and curated dining.
The project's architects read like a shortlist for the world's most prestigious residential commissions: Kerry Hill (Aman), Bjarke Ingels (BIG), Jean-Michel Gathy, Richard Rogers, Hopkins Architects, Banda, and Joyce Wang. Dubai Peninsula is, by design, a statement of architectural and cultural intent as much as a real estate development.
Dubai Peninsula's masterplan is defined by deliberate restraint. On a 210-acre coastal site that could have accommodated multiple high-density towers, the developer has chosen to build a curated, low-to-mid-rise environment anchored by world-class brands and connected by public green space.
At the heart of the peninsula is a verdant parkland threaded with shaded pathways, creating a walkable green oasis that links all zones of the development. The park acts as both a leisure amenity and a brand separator ensuring that the Aman experience and the Rosewood experience each have architectural distinctiveness and visual separation within the same masterplan.
The waterfront edge of the peninsula is anchored by a superyacht marina. One of the few in Dubai capable of accommodating large private vessels. The marina is designed as a social hub rather than purely operational infrastructure: landscaped promenades, ateliers, international fashion boutiques, private dining, and art installations define the promenade experience.
Dubai Peninsula commands a private beach along the Arabian Gulf coastline. Aman's segment features a serene, low-density beach setting consistent with the brand's philosophy. Rosewood's beach is more social, with a signature beach club, pool, and dining programme. The broader peninsula retains a shared beach corridor accessible to all residents.
H&H has confirmed that further hospitality brands beyond Aman and Rosewood will be announced as development phases are released. The masterplan accommodates additional hotel, F&B, and retail brand introductions across the 210-acre site. Jean-Michel Gathy (designer of multiple Aman properties globally), Bjarke Ingels Group (BIG), Hopkins Architects, Banda, and Joyce Wang are all involved in different masterplan zones.
Dubai Peninsula's residential programme is structured in two distinct tiers: branded residences directly associated with Aman and Rosewood, and a broader collection of standalone residences within the masterplan.
