Naïa Island is a private man-made island being constructed off the Jumeirah coastline in Umm Suqeim 1, positioned between Jumeirah 3 and Umm Suqeim, within sight of the Burj Al Arab. Unveiled by Shamal Holding in August 2025, it represents one of the most significant ultra-luxury real estate launches in Dubai in the past decade.

The island is conceived as a resort masterplan built around a single governing philosophy: low-rise architecture, open green corridors, coastal terrain preservation, and a strict cap on residential supply. Every structure on the island is subject to a height constraint that guarantees unobstructed sightlines to the Dubai skyline and the open Arabian Gulf from all residences.

At the heart of the island sits the Middle East's first Cheval Blanc Maison. The intimate destination-focused hospitality concept from the LVMH portfolio. Unlike a traditional Cheval Blanc hotel, a 'Maison' is smaller, more private, and curated to feel like a private residence rather than a resort. The Naïa Maison will include approximately 30 bespoke suites and 40 private pool villas.

Residential offerings beyond the Maison will be limited to a small number of branded beachfront homes and custom estate plots all with private beach access to the Arabian Gulf. The tightly controlled supply is a structural feature of the masterplan, not a marketing construction.

Masterplan & Design

The masterplan for Naïa Island was designed by an international team of architects, with Shamal Holding placing significant emphasis on integrating the built environment with the island's natural coastal terrain rather than imposing a standard development grid.
