Emerging Dubai South

Dubai South, formerly known as Dubai World Central, is a transformative 145 sq. km. urban project within the emirate of Dubai. Launched by the Government of Dubai in 2006, it aims to embody the ambitious vision of the emirate. This plan aspires to create a city of happy, creative, and empowered people, fostering an inclusive and cohesive society, and establishing Dubai South as a preferred place to live, work, and invest. It is designed to be a smart and sustainable city and a pivotal hub in the global economy.

A Visionary Urban Development

Dubai South is envisioned as a city within a city, promoting a sustainable community for living, working, and investing. It boasts a fully integrated ecosystem supporting diverse business and industry needs. The city is also home to the now-operational Al Maktoum International Airport, which will become the world's largest airport upon completion, and the World Expo 2020.

Residential and Commercial Offerings

Dubai South primarily offers apartments and villas, with some townhouses also available. Over the past year, there has been a noticeable increase in rental properties, while sales transactions have also increased. The Residential District, also known as the Residential City, is particularly popular for apartment rentals, whereas Emaar South is favored for villa rentals.

Most of Dubai South is a freehold area, allowing for property ownership, while commercial properties are available on a leasehold basis. The community is divided into eight distinct districts, each serving a specific purpose:

  • Golf District
  • Residential City
  • Logistics District
  • Aviation District
  • Exhibition District
  • Commercial District
  • Humanitarian District
  • Al Maktoum International Airport

Key Developments and Amenities

Among the highly anticipated developments in Dubai South is an 18-hole golf course in the Golf District, offering serene views for Emaar South villas. The area also boasts proximity to Dubai Parks and Resorts, a complex of theme parks including Motiongate Dubai, Legoland Dubai, and Riverland.

  • Motiongate Dubai: The region's largest Hollywood-inspired theme park.
  • Legoland Dubai: A LEGO-themed park with interactive rides, water slides, and driving experiences.
  • Riverland: A recreational hub with over 50 restaurants, cafes, and shops, divided into four zones: The Peninsula, India Gate, Boardwalk, and The French Village.

Living in Dubai South

Dubai South offers a eco-friendly environment with well-planned infrastructure and a robust transport network. Despite ongoing development projects causing some temporary inconvenience, the area remains attractive to investors due to its high demand.

As Dubai South evolves, it promises to house a variety of basic and luxurious amenities, creating a vibrant metropolitan development. Its strategic location, comprehensive facilities, and forward-thinking urban planning make it a cornerstone of Dubai’s future growth and an attractive destination for residents and investors alike.
